Whether it’s tapping into home equity or partnering with others, you’ll learn how to make a rental property business a reality—even if you’re starting with no money.

How Much Money To Start A Rental Property Business

One of the most common questions people ask is: *How much money do you need to start a rental property business?* While traditionally, starting a rental business required significant upfront capital, that’s no longer always the case. The amount of money needed varies depending on your strategy, location, and resources. For those using traditional lenders, a 20% down payment is standard, but savvy investors find ways to *buy a rental property* with little to no upfront cash by utilizing creative financing options like house hacking, seller financing, or a home equity line of credit (HELOC).

It’s possible to start with as little as zero dollars of your own money, but you need to be strategic and willing to put in the work to uncover and implement these approaches.

Can You Buy A Rental Property With No Money Down?

Yes, you can buy a rental property with no money down! While starting a business typically requires cash flow, real estate investment is unique because there are creative strategies that allow you to acquire property with no money from your own pocket. Many successful property owners have used methods like *house hacking*, where they live in one part of the property while renting out the other units, to get their start. Others use *seller financing* to negotiate a deal where the seller allows you to pay in installments, thus bypassing traditional down payment methods.

While there are no guarantees, the key is leveraging existing resources and financing opportunities to minimize or eliminate the need for upfront capital.

How Do You Start A Rental Property Business With No Money

Now that you know it’s possible, let’s look at the exact steps and strategies to start your rental property business with no money. Each of the following techniques has been used by investors to build their portfolios from the ground up with little to no personal investment.

1. **House Hacking**

House hacking is a popular strategy where you buy a multi-unit property, live in one unit, and rent out the others. By doing this, you can use the rental income to cover your mortgage and other expenses, essentially allowing you to live for free while building equity in your property. Many real estate investors start with this method because it allows them to get into the market with minimal upfront costs. *Traditional lenders* are often more willing to provide favorable loan terms for *owner-occupied properties*, which helps reduce your out-of-pocket expenses.

2. **Seller Financing**

Seller financing occurs when the seller acts as the lender, allowing you to bypass *traditional lenders* altogether. In this scenario, you make monthly payments directly to the seller instead of securing a mortgage through a bank. This can be a win-win situation if the seller wants to offload the property quickly and you want to purchase a rental property without a large down payment. Be cautious of the *due on sale clause* in your contract, as it could lead to issues if the seller’s lender demands full payment of the loan.

3. **HELOC (Home Equity Line of Credit)**

If you already own a home, you can use a *home equity line of credit* (HELOC) to finance the down payment on a new rental property. This option allows you to borrow against the equity you’ve built up in your primary residence. You can use this borrowed money to cover the down payment or to invest in *buying and renovating rental properties*, especially if you’re looking into *long-term real estate investment* strategies.

4. **Real Estate Partnerships**

Another way to get into the rental property business with no money is by partnering with other investors. Real estate partnerships are common, where one partner provides the capital and the other handles the day-to-day operations, including finding tenants, dealing with *property managers*, and maintaining the property. By forming a partnership, you can get started without putting your own money at risk, while benefiting from the *cash flow* and appreciation of the property.

5. **BRRRR Strategy (Buy, Renovate, Rent, Refinance, Repeat)**

The BRRRR strategy is a popular investment method among real estate investors. It stands for *Buy, Renovate, Rent, Refinance, Repeat*, and allows you to build a portfolio with little initial cash. You begin by purchasing a rental property with either a *money loan* or alternative financing, then renovate the property to increase its value. Once it’s rented, you can refinance to pull out the equity, using that money to fund the next property purchase. It’s a great way to scale your business and recycle your funds, though it does require some upfront work.

6. **Credit Cards and Personal Loans**

While not the most conventional route, some investors use *credit cards* or personal loans to finance the initial purchase or renovation of a property. These methods should be used cautiously due to the potential risks, but they can provide quick access to capital when traditional financing options are not available.

Starting a rental property business with no money may seem like a daunting task, but as you can see, it’s entirely possible with the right strategies and a little creativity. By utilizing house hacking, seller financing, HELOCs, real estate partnerships, the BRRRR strategy, or even personal loans, you can begin building your real estate portfolio without substantial cash upfront. Keep in mind that *purchasing a rental property* is an investment in both time and effort, but the long-term rewards can be significant, especially if you plan on growing your portfolio.

Goals…intentions…manifestations. Chances are you’ve heard these words, but do you know what they mean and how to apply them to your lives? Think of that goal that excites you as your “what”. Then take it a step further and think about what the feeling is that you hope that goal will bring into your life – that’s your “why”.

And we’re not done yet. You can take it one step further to manifesting. How To Set Intentions For Manifestation

If our intentions are the driving force behind manifesting the things we want in our lives, then intention setting is the first step in the process of manifesting. Creating intentions should be fun and exciting because they are things you want to do. And it’s far more than simply thinking about a goal.

Here are 5 helpful tips for setting intentions, staying positive, and turning your mindset into a reality. Take a look!

Create a Mantra

Take a moment to think about what you want. How are you subconsciously stopping yourself from achieving it? Push all those negative thoughts away and create a positive mantra that you can repeat to yourself and help you continue to work towards manifesting. Here are some examples of what a simple intention/mantra may look like on paper:

  • I intend to process my emotions before responding.
  • I will strive to have a productive day.
  • I intend to forgive myself and others.
  • I intend to love myself and others.
  • I will make self-care a priority.

Share Your Intention With Someone Else

Sharing your intentions with another person will help you stay focused and accountable to your goals. Setting powerful intentions and sharing them with someone else can also make that a more real and spoken word instead of simply keeping it in your head and not feeling real. This person can be your accountability buddy and keep you on track with your intentions.

Create a Ritual

This one is really important because everyone can falter in their work towards an intention from time to time. Make your intentions part of your morning routine. The routine should make you feel good, as you want the good feelings to give you more in achieving the good vibrations and emotions and relate that to your manifestations.

For example, if you like to enjoy a cup of coffee each morning, make it a point to visualize your intentions and manifestation as you sip your coffee. Maybe you feel extra powerful meditating under full moons each month. Focus your thoughts and intentions on manifesting what you want even more so then.

manifesting tips and advice

Ask for What You Want

As your day begins, take a moment to ask for what you want. Then let it go so that you aren’t trying to control every bit of your day to match your desire. Trust the process and let the law of attraction work in your life. It might be helpful to create a vision board to help you organize what you want. Part of the intention-setting process is about trusting and knowing that what you ask for is coming to you. Let the law of attraction support you in achieving what you ask for, and not worrying it will happen.

Without financial abundance, this one part can be really hard. We all worry about money sometimes. But the key to manifestation is knowing that if you’re meant to manifest your desire, you will. It will just come. The best way to do this is to write out your intentions so that you can practice manifestation + visualizing it. You can do this while you’re doing your daily journal entry, or separately. Either way, writing out your intentions will attract them to you.

How To Write Intentions for Manifestation

Intentions for manifestation are simple sentences that are harmonious with your desires/wants. When writing your intentions, you’ll want to write in the present tense or future tense, because you are currently striving to achieve them. By writing them down, reading them over and over, and even stating them out loud, you are using the power of attraction to manifest the highest good for your life. In a way, you are also motivating and inspiring yourself to achieve these intentions.

Writing an intention statement looks different for everyone. And there is no perfect intention. So, feel free to try a few different sets of intention statements until you find the ones that work best for you. Good intention statements, similar to affirmations, focus on the feelings of positive energy, motivation, and your deepest desires. See examples of intention statements above!

Practice Gratitude

It’s important to be grateful for everything you have at this moment. Once you do that, take it a step further by practicing gratitude for what you deeply desire. Because that act of repeatedly focusing on your intention will keep you working towards manifestation. By creating a habit and a pattern, you reinforce your goals and pave the way for success.

The Benefits of Setting Intentions

Manifesting your intentions which you deeply desire may sound a little “out there” to some people, but there are real benefits to participating in this practice. Just remember to keep your mind wide open, and the inspiration and manifestation will come.

Encourages positivity.

Starting your day with setting intentions sets the tone for the day, increases self-awareness, and can transform it by creating a positive mindset. Be sure to frame your intentions in a positive way to set a positive tone for the day.  For example, “I will take calming breaths when stressful things arise today” rather than “I want to avoid stressful situations today.” This will help you keep moving forward productively even when challenges arise.

how to set intentions

Improves your productivity.

Just as setting positive intentions sets the mental mind space for the day, it also affects your productivity. Positive intentions can discourage procrastination and encourage productivity toward manifestation. Your life will completely change when you encourage positive intentions and productivity.

Helps you take aligned action.

Even if you employ the law of attraction to the greatest degree possible, you still have to take action to achieve your goals. Taking action is what propels you forward toward success in achieving your goals. Use your daily intentions to break your larger goal up into small chunks so you can systematically and logically move forward toward manifestation in a non-overwhelming way.

Makes you more focused.

By setting just a few intentions each day, you can work on taking aligned action in small, manageable chunks to avoid procrastination and be more mindful and focused on accomplishing those small tasks.

Examples Of Daily Intentions

Daily intentions are a powerful tool for setting the tone of your day and guiding your actions. Some examples of daily intentions include setting a goal to be more present and mindful throughout the day, practicing gratitude by reflecting on things you are thankful for, prioritizing self-care by taking breaks when needed, committing to making healthy choices with your diet and exercise and focusing on positive self-talk to boost your confidence and self-esteem. By setting daily intentions, you can cultivate a positive mindset and take steps towards achieving your goals and living a happier, more fulfilling life.

Here are six examples of daily intentions:

  • Start the day with a positive attitude and mindset.
  • Practice gratitude by reflecting on things you are thankful for.

How To Be Your Authentic Self in 10 Ways

“Comparison is the thief of joy.” – Former President Theodore Roosevelt

There’s always going to be someone out there who you think you could be just like or do better than, etc. and they may think it’s hurting them or their likeness. But in reality, the person who’s hurting is actually you. And those people who are looking up to you or looking to you are also missing out from you being you. Today, more than ever, I feel like people are trying to fake being authentic, because they are scared to show their authentic self.

How To Be Your Authentic Self: My Story

For a long time, I thought that I needed to be more like the “successful” people we see in media, or those who live and work around me in the world. So I completely took out my own personality and everything that makes me, me, and then I never got to share who or what I’m about. I was being the fake me, and trying to fit in with those that I THOUGHT I needed to be like.

I eventually learned to stop that and let my true self and colors shine. And you know what happened? People actually connected with and listened more than before! I was living in my authenticity and actually creating real connections. Not those inauthentic connections I had previously.

Tips on How To Be Your Authentic Self

Listen, there are so many times where taking the high road and acting like someone else versus living in your authenticity will feel better. But in reality, the growth comes in being vulnerable and opening up. That’s where real human connection happens. Here are a few ways you can be authentic and check yourself when you think maybe you aren’t being authentic.

Know who you are.

This is such an important one, and an absolute MUST to continue on down the line. It’s important to figure out the good, the bad, the ugly, and determine what parts of those you want to be a part of your personality. These are things that you would tell your family, your best friend, and what they know you for and can expect from you. There are also times where new things might pop up that you need to know how and if you want this to be part of your authentic self.

Trust yourself.

You know yourself better than anyone else. Trusting yourself and what made you is one of the key components to being your authentic self. You need to listen to your intuition, make decisions with confidence, and learn from your past mistakes. Listen to what your gut is telling you and follow along confidently. You can trust yourself because YOU know better than anyone who you are. You got this!

Learn how to meet your own needs.

When it comes to learning how to meet your own needs, you need to know what they are. Take time to reflect on what you truly need and how you can give yourself these things. Do you need space? Rest? Time to connect with your creativity? It’s really important to identify these things to give yourself the best chance at authenticity. Your needs must come first.

Give yourself space.

Sometimes, space is all you need to connect with who you are and become your authentic self. Schedule regular time for yourself to reflect and recharge, away from any distractions. You can do things like go on a nature walk, do some mindful breathing, or even meditate. Do whatever YOU like to do, in your own space, on your own terms.

Learn to be uncomfortable.

This is the part where you need to be comfortable being uncomfortable and learn your strengths and weaknesses. To truly grow and find our authentic self, we need to find what makes us uncomfortable and be comfortable recognize it. When you stay too comfortable your whole life, you never allow yourself the opportunity to grow or change. Try something new, step out of your comfort zone, and really allow yourself to sit in and work through your feelings.

Set boundaries.

Ahh, the terrifying word. If you’re like me, which if you’re reading this blog you probably are, boundaries are hard for you to set. And I get it, it can be super uncomfortable setting boundaries in the fear you might upset someone. But if you don’t set boundaries, the person you’re upsetting is yourself. Create some important, non-negotiable boundaries and be clear about what you need to feel comfortable in relationships and situations. It’s more than okay to protect your time and energy.

Surround yourself with support.

Support can be a huge cornerstone when it comes to embracing authenticity and finding yourself again. Surround yourself with people who help you cultivate good habits and want you to be your authentic self. Get rid of people who are secretly hoping you fail, and spend more time with people who help you feel good and bring you back to who you are and want to be.

Stay open to growth.

Understand that growth is a hugely important part of life. Be open to embracing new challenges that will develop who you are as a person. Just make sure you check in with yourself often to reassess your values and goals. While you do have to grow as a person, make sure you consider your mental health and be gentle with yourself. Don’t get too caught up on a growth journey if you’re only mentally ready to go slow. It doesn’t have to be an overnight process.

Avoid comparing yourself.

Remember that everyone’s path is unique on a journey to authenticity. However, try your hardest not to compare your progress to others. Focus on your own journey and what you want to get out of it. Also be mindful of the media you consume. You should only follow content that inspires authenticity rather than perfection. You want to feel good, not feel overshadowed or unworthy.

Express yourself.

Use art, writing, or music as a fun way to express yourself authentically. Express yourself through authentic communication, things you enjoy, and new challenges.

According to research, about 40% of daily activities are performed daily by people in quite similar settings and situations.
